Why Landlords Need a Gas Safety Certificate
All landlords must ensure that their properties have an authentic Gas Safety Certificate. This certificate shows that an engineer has checked the safety of all gas appliances and flues inside the property.
All Gas Safe engineers carry a identity card with a photo which you should request to see prior to any work that is completed on your property. This card confirms the engineer's registration on the Gas Safe Register.
Safety Certificates
Gas safety certificates, also known by the acronym CP12, are official documents that prove the safety of your gas appliances. Gas safe registered engineers must issue the certificate. It is an obligation for hotel owners, landlords, and B&B owners. To avoid accidents that could be dangerous it is recommended that homeowners undergo a gas safety inspection carried out by a qualified tradesperson every year.
The CP12 is used to verify that a competent and trained engineer has inspected all the gas appliances and equipment within your property. They will review the critical information to determine if the appliance is functioning correctly and in compliance with required safety protocols. They will also check the safety of fireplaces and flues.
If a problem is found The engineer will write it on the CP12 and then take steps to correct the issue. The engineer will then issue a revised version to confirm the safety of all gas equipment.
Gas Safety (Installation and Use) Regulations from 1998 stipulate that landlords must conduct annual inspections on their gas appliances that are not used for domestic use and flues. Failure to comply could result in severe penalties or fines.
During the inspection, the engineer will test all the appliances in the building and also their connections and flues. The engineer will then assess the condition of any gas-related installations such as the boiler and the pipework. They will also write down their findings on the CP12, which must be provided to tenants within 28 days after the inspection.
Boats and vehicles for leisure accommodation that are used for recreational purposes, such as lodges and caravans, should be regularly checked by a gas safe registered engineer to ensure they are in good operating condition. The engineer will inspect all the gas appliances and equipment in the boat or vehicle, including the connection points and flues. They will then supply the owner with the "Landlord Gas Safety Record for Leisure Accommodation" or CP2.

A carbon monoxide gas leak was reported at the primary school in Stevenage, Hertfordshire. Just after 13:00 BST emergency services were called at Martins Wood primary school in Mildmay road. The scene was attended by firefighters, police and East of England Ambulance Service. One patient was treated at the scene by the South Central Ambulance Service for suspected carbon monoxide poisoning.
